Welcome to this issue of P.R.I.D.E, the newsletter from LPR Mortgage Services.

And a massive thank you for your continued support. I have received some wonderful letters and emails of encouragement over the last 18 months stating that LPR's brand of personal advice is exactly what people are looking for. Not so much the starched suits of your banks and building societies, but more the approachable, friendly and experienced service of your very own mortgage broker.

So, with the final quarter of 2006 in our sights, pull up a chair, put on your slippers, button up your cardigans and away we go…..

This newsletter takes its name from the central qualities that a client not only deserves from his or her mortgage advisor, but should in fact demand. They are:

  • Professionalism
  • Reputation
  • Integrity
  • Dynamic
  • Expectations

In this issue, lets take a look at INTEGRITY

When asked to define what integrity means, many of us will come up with same words. Words like, honesty, sincerity and trustworthy. But to define integrity, is not the same as having integrity. I see integrity as the driving force that runs LPR Mortgage Services, but no amount of poetic phrasing would be enough to persuade the reader of our honesty, sincerity and trustworthiness. That is why our clients are so important, as we believe they are our most articulate spokespeople. It is through the recommendations of our clients that we build up trust. It is through the one to one ongoing advice that we show our sincerity. It is with the return of old clients and friends looking for assistance that we prove our honesty.

Integrity isn't just a word in our business, it is our business.

Without wishing to sound like some self help guru, i would also add the following:

Integrity is about knowing yourself. Developing self-awareness and self esteem, and with this continual development comes the choice to improve those areas that need improvement, or to simply stand still. At LPR Mortgage Services we recognise the need to continually develop and improve and review the way we do business.

Many other providers of mortgage services, and for that matter customer service in general will stand still. Many will resent the need to change and improve. But as they stand there, stationary, they are being overtaken left right and centre, by others who want to make a difference in their lives and their businesses.

In the end our character is all we have to distinguish ourselves from our competitors, and yet it is not enough to simply say "trust me" to our clients. Trust is to be earned, and integrity is the foundation of that trust.

I would ask all of us to constantly question ourselves. Seek to develop and grow,
I will close by offering another definition of integrity, which is:

The value we place on ourselves.

For those of you that may not know, I write a mortgage article in the Rugby Advertiser once a month. I have been doing this since LPR Mortgage Servicies began, in the hope that it entertains and educates. Topics range from "10 steps to buying your first home" to "Remortgage your way to a brighter future". LPR News...Pay Your Mortgage Off Early


Let's face it; none of us really WANT a mortgage. And unless the lottery fairy comes to visit you this weekend, it's highly likely that you are going to have your mortgage for some considerable time yet. But rather than wallowing about how unfair life is that lady luck visits those unworthy winners every week and not you, how about taking a look at a few ideas to get rid of your mortgage earlier. Some simple steps to reducing your debt, shaving years off your mortgage and saving thousands of pounds in the process. Sound good? Great! Pull up a chair, pour yourself a huge mug of steaming hot coffee and tuck into a chocolate hobnob.

Remortgage onto a better rate

I am constantly surprised at the number of people who still do not take advantage of their ability to remortgage on a regular basis. It is one of the easiest and hassle free transactions that you can do; and with a little help from your friendly neighbourhood mortgage adviser (that's me by the way) you can often reduce your monthly mortgage payments considerably. For example, rather than pay the standard variable rate with LENDER A, you could remortgage onto a cheaper fixed rate with LENDER B. Let me give you an example: A client with an outstanding repayment mortgage of £196,000 over 20 years was quite prepared to pay the monthly payment of £1272. Until, I mentioned that he could save over £220 per month by remortgaging onto a fixed rate with another lender at 4.48%. Obviously my client was very happy, but with a view to getting rid of your mortgage earlier, you could continue to pay the higher amount and so OVERPAY your new mortgage. By choosing the right lender, you could be reducing your debt on a regular basis.

Reduce the mortgage term

Many people feel that they must have their mortgage for as long as their lender tells them to. I have a passion to empower my clients with the knowledge that they (the client) are the most important person in the whole mortgage business, and they are in charge of how long they have their mortgage. So the next time some old bank manager tells you that you need to have a mortgage for the next 25 years, you can tell him that actually you only want it over 20 years, or 17 years, or whatever suits your situation at the time. For example, a client with a repayment mortgage of £140,000 over 20 years was going to pay £906 per month. Her budget was actually closer to £1000 per month, and through debate and discussion we decided to reduce her mortgage term by two years. This was only costing her an extra £13 per week. Think about it. Just £13 per week to pay off your mortgage a full twenty four months early.

Overpayments to your mortgage

My new thing at the moment is the pleasure of coffee and cake. I love sitting at one of the window tables of a lovely coffee shop, with the scent of those Columbian beans in the air. Sipping on a cappuccino with a great big slab of chocolate cake on the side. Not particularly good for the weight loss regime, but great for the soul!!! Anyway, I recently worked out that if you were to visit your local coffee shop three times a week, you would be spending £20 per month. If you stopped wasting your money on that gym membership you never use that would be a further £50 per month, and if you reduced your SKY subscription from the supersonic all singing all dancing scheme, down to the sports package, that would save you a further £20 per month. So very quickly you have just saved £90 per month that you can now use to make overpayments to your mortgage.

For example: a 20-year repayment mortgage of £100,000 at a rate of 4.49% would cost £641 per month. By making overpayments of £90 per month, the mortgage would be paid off in sixteen and a half years. Three and a half years early. So think about what savings you could make and consider making overpayments instead.
